Frequently Asked Questions About Our Professional Pest Control Services
How do mice get onto the upper floors of an office tower?
They climb. Mice use elevator shafts, electrical and plumbing risers, stairwells and the space above drop ceilings to move between floors. They're usually after food left in desks, kitchens and garbage bins. Fixing it takes a building-wide approach: traps on the affected floors, sealing gaps around risers and pipes, and getting tenants to keep food in sealed containers. Office plans usually run $200 to $225 a month, with visits done after hours.
How much does pest control cost for a property management company?
Property management plans usually run $200 to $400 a month. If you manage several buildings, we put them all under one agreement with one invoice and one contact person, and larger portfolios can get volume pricing. The plan covers common areas, garbage rooms and garages, unit treatments when tenants report problems, and reports for every visit.
Who is responsible for pest control in an Ontario rental, the landlord or the tenant?
Under Ontario's Residential Tenancies Act, landlords have to keep rental units in good repair, and that includes dealing with pests. Tenants are expected to report problems quickly, keep their unit reasonably clean and get it ready for treatment when asked. Landlords need to give 24 hours' written notice before entering a unit for pest control. When both sides do their part, treatments work much better.
How do bed bugs spread between apartments?
Bed bugs crawl along pipes and wires inside the walls, under doors and down hallways, and they travel on furniture, bags and laundry. A mattress or couch dragged down the hall to the garbage room can drop bugs the whole way. That's why buildings that only treat the reported unit keep having problems. Inspecting the units next to, above and below a problem unit catches most of the spread early.
Is pest control safe for kids and pets?
Yes, when it's done right. Most of what we use indoors is bait inside locked stations, gel bait in cracks, traps and dust in wall gaps, all places kids and pets can't reach. If a spray is needed, we'll tell you how long to keep everyone out of the room, usually until it's dry. Let us know about pets when you book, especially fish tanks and birds, which need extra care.
How should landlords prepare a unit for bed bug treatment?
Give the tenant at least 24 hours' written notice and a clear prep sheet. The usual steps are washing and drying bedding and clothes on high heat, bagging them, clearing clutter from around the bed and baseboards, and pulling furniture away from the walls. Some tenants can't do this on their own, especially seniors, so offering help gets better results. Inspect the units around it at the same time. Our property management programs include prep sheets and notices.
Why do cockroaches come back after an apartment is treated?
Usually because the units around it weren't treated, so the cockroaches move back in through the walls and pipes. Other reasons are a unit that wasn't prepared, so the treatment couldn't reach the hiding spots, and new cockroaches coming in with boxes or used appliances. What works is treating the problem unit and its neighbours together, using a growth regulator to stop breeding, and following up about two weeks later. It's how we work in our apartment and commercial buildings.
How do apartment buildings deal with wasp nests on balconies?
Wasps build nests under balcony ceilings, inside railings and in balcony furniture and planters, and tenants on the floors above and below end up dealing with them too. Ask tenants to report nests early, when they're small. Our technicians treat them from the balcony with the tenant's permission and the right notice, and we can check a whole building's balconies in early summer. We handle this through our property management service.
What kills bed bugs?
Heat is the most reliable. Bed bugs and their eggs die when they're held at high temperatures for a while, which is why a hot dryer cycle of at least 30 minutes works for clothes and bedding. Professional treatments use heat, approved insecticides, or both, and reach the cracks where bugs hide. Store-bought foggers don't work well, and rubbing alcohol is a fire hazard and misses most of them. Bed bug treatment is priced after a free inspection.
How do I know if cockroaches are in my walls?
You'll usually see signs before you see a lot of cockroaches. Look for droppings that look like black pepper or coffee grounds along baseboards, in cupboard corners and behind appliances. You may notice a musty, oily smell in cupboards, find small brown egg cases, or see cockroaches come out when you turn on the lights at night. If you're in an apartment, tell your landlord, because the problem is likely shared with other units.

Why us
Pest Control for North York Offices, Rentals and Homes
North York has a huge number of rental and condo buildings, plus the office towers of North York Centre and plenty of retail and restaurants around Yorkdale. That means a lot of pest control happens behind the scenes: in garbage rooms, parking garages, office kitchens and shared walls. Our North York team runs property management programs, office pest control and service for commercial buildings all over the area.

Property managers get one contact, one agreement and a written report for every visit, which is useful when a tenant complaint ends up in front of the Landlord and Tenant Board. Office buildings get after-hours service. Between visits, most calls get a response within 24 to 48 hours, and emergencies are handled 24/7.

North York has plenty of apartment towers built in the 1960s and 70s, and in many of them the pests live in the walls, risers and garbage chutes, not just in one unit. Treating a single apartment every time a tenant complains rarely fixes that. What works is a building-wide plan: regular service in the garbage rooms and common areas, inspections of the units around any problem unit, and clear notices so tenants know what to expect.

For homeowners and tenants in Willowdale, Downsview, Don Mills, Bayview Village and everywhere in between, the most common problems are mice, rats, cockroaches and bed bugs. We also treat house ants, carpenter ants, pharaoh ants, wasps, hornets, carpenter bees, spiders, centipedes, silverfish, flies, fruit flies, weevils and beetles.

We've been in business since 2017, and we're licensed, insured and covered by WSIB. If you'd like, we'll come in an unmarked vehicle. Call 647-849-4441 to book a free estimate with the North York team.
