Commercial Exterior Rodent Baiting Service

Across the GTA, a lot of commercial buildings deal with the same quiet problem: mice and rats trying to get in from the outside. An exterior baiting program is one of the more effective ways to get ahead of that. Instead of waiting for an infestation to turn up in a break room or a storage area, we install bait stations around the perimeter of your building and service them on an ongoing basis, so rodent activity gets caught and controlled outside — before it ever becomes your problem inside. The stations themselves are locked, weatherproof boxes, the same tamper-resistant style used at food plants, hospitals, and other facilities where public safety matters. They're not something a raccoon, a curious kid, or an employee is going to accidentally get into. This kind of program isn't only for large food manufacturers and distribution warehouses, even though that's traditionally where you'd see it. We set these up for restaurants, office buildings, retail plazas, municipal properties, and multi-unit residential buildings too — anywhere a property manager would rather stay ahead of a rodent problem than react to one.

For most properties, one tier of protection covers it: a ring of bait stations positioned along the building's foundation. How many stations you need, and how far apart they're spaced, comes down to how much rodent pressure the property is actually dealing with. Some larger companies also work to a set spacing standard from head office or from a third-party food-safety auditor, and we're glad to build the program around those requirements if you already have them in place. Bigger properties — several acres of land, or a building that backs onto a ravine, a green space, or a neglected lot next door — sometimes need a second layer of protection. That means adding a line of stations further out, along the property's fence line or boundary, to intercept rodents before they reach the building itself. This second tier isn't standard on every property. It comes down to how much activity is in the area and whether there's an obvious source nearby, and it can be set up on a temporary or seasonal basis, or limited to just the higher-risk sections of a property rather than the entire perimeter. Getting a property onto an exterior baiting program follows a pretty consistent process, whether it's a single building or a larger portfolio:

1. Property Walkthrough – We inspect the building's perimeter, identify entry points and pressure areas, and note anything nearby — green space, water, a neighbouring lot — that could be feeding rodent activity.

2. Station Placement Plan – Based on the walkthrough, we map out where bait stations should go and how many the property needs, following any corporate or audit standards you're already working to.

3. Tier 1 Installation – Stations are installed along the building's foundation, spaced to give consistent coverage around the full perimeter.

4. Tier 2 Installation (If Needed) – For larger sites or properties with higher rodent pressure, we add a second layer of stations along the fence line or property boundary.

5. Scheduled Servicing – A technician visits on your set schedule, usually monthly, to check each station, replace bait, and record activity levels.

6. Activity Tracking – We keep a record of what's found at each station over time, so trends and problem areas show up clearly instead of being guesswork.

7. Reporting & Documentation – After every visit, you get a report you can keep on file or hand off to an auditor, tenant, or head office.

8. Ongoing Adjustments – If activity increases in one area, we adjust the program — more stations, a different schedule, or an added tier where it's actually needed.
